Why Land?

Why land is a good investmentWhen I discuss my real estate business with friends, family and assoicates, one question usually pops up? Why land? Why not rental property, commercial property or fixer uppers? Here’s my take on this. Investing in vacant land holds many benefits, most of all, it lets me sleep at night. I’m not worried about my tenant calling in the middle of the night about leaky toilets, broken air conditioners or a flood in the bathroom. And I’m not worried about the rent being late. I have no mortgage payments, no maintenance, low taxes, no utility bills and no homeowner’s insurance expenses. Vandals cannot destroy my vacant land as they can my vacant investment house. If they steal a bucket of dirt, hey, I’ve got another bucket full right underneath. If I don’t sell a property for a year, it doesn’t really bother me because I have few expenses and no worries. Also, while a property is on the market, I try to get some enjoyment out of it by using it for camping, riding my ATV or just a place to go to nourish my soul. Besides as the saying goes: LAND, they’re not making any more of it….

I do not. I do know that it was in use as recently as October 2013. Well & septic would need to be tested.
