    After reading your declaimer and the other comments, it sounds like there is an ongoing issue with Ms. Inspector. What exactly are her views on the zoning of this lot? Can this lot be used for a private camping spot and garden? Is it not possible to build a storage shed that is less than 200 square feet without a permit? (19 NYCRR Chapter 32 Part 1203.3)

    I don’t mean to be rude, but is this even a real listing? The BOH is from FOURTEEN years ago, there are tons of bits of conflicting information, one place lists this as recreational (is that even a legal designation?). and another says its a 1 or 2 family listing…and what kind of an inspector cares what happens with a property that is not theirs? nice price but this sounds like a scam… so, seriously, whats the deal with this place?

      I own this property and yes it is for real. It is zoned Res1 (residential 1). Approved uses include 1-family, 2-family, home occupation, B&B, farm stand, agriculture, mobile home. RVs permitted for up to 30 days at a time. It successfully perced in 2003 and was approved for building by the town zoning board in 2004 and recorded at the county clerk. The issue with the code enforcement officer is that she tried to buy this property several years ago. Spent some money doing her research and was advised not to buy it by her attorney because the 2005 approved subdivision contradicts the original sub-division map which had this parcel as common area. Since she spent some money on this property and didn’t benefit from it, she is not going to make it easy for someone else to benefit from it. Her current stance is that she will not issue a building permit even though it was approved. This is why it is priced so low and I am selling it as ‘recreational property’.
