It Was The Best of Times. It Was The Worst of Times.
The best time of the year to make an offer on vacant land is the worst time of the year. Unless you’re dealing in the south, January is ideal. You will have virtually no competition and property owners are already resolved to the fact that they will have to wait months before buyers start looking again. A good strategy is to inspect the property in the fall before the winter snow. Then come back with a low offer in the dead of winter. Your offer may be warmly received on a cold winters day. I used this technique to buy my first property, a $27,000 valued parcel for only $4,100. Good luck and happy shopping.
