- For Sale Signs – Do not underestimate the power of the good, old-fashioned for sale sign. Not only are they inexpensive but they also tell neighbors and people driving by that you have land for sale. It also helps prospective buyers locate your property.
- Contact the neighbors – When I buy a property, and sometimes before I even own it, I will send a letter to all of the neighbors in the area. I introduce myself as their new neighbor and offer them first right of refusal. I usually will offer them a ‘neighbor’ discount for a quick cash sale. This method is one of the most powerful tools that I use to sell properties.
- Craigslist – The ‘Big Daddy’ of free online marketing. Every one of my properties gets a Craigslist ad, no questions asked. It’s free and affective. If you know HTML you can get creative with font colors and sizes. Include pictures and good descriptions to make it as appealing as possible.
- YouTube Video – It may not go viral but I try to incorporate a video into all of my marketing campaigns. You can use a free program such as Microsoft’s Movie Maker to put together some amazing stuff. I include property pictures, plat maps and descriptions of local area attractions in my videos.
- Free On-line Advertising sites – Craigslist is just one of many free on-line advertising sites available. Such sites as www.backpage.com, www.trulia.com , www.owners.com www.oodle.com and www.vacantland.com are free and help to get your listing viewed by more potential buyers.
