Now that I’ve been in the land business for almost 2 years, I can tell you that there is and always will be BIG profits in selling land if you know what you are doing. If you were selling a house, you wouldn’t think of showing it without first cleaning it. The same applies when selling land. Just because you’re not selling something man-made doesn’t mean there’s nothing you can do to make it look more appealing. I’ve purchased properties that had discarded tires, toilet bowls and all sorts of garbage. First thing you do is clean it up and remove it from the property. Clear fallen branches and trees to improve it’s visual appeal. You might even want to contact a few neighbors and offer to let them remove fallen trees and let them keep the firewood. Once cleaned up you can now find good vantage points to shoot clear digital photos. Good-quality images are the first thing that prosepctive buyers will see and you want them to give a true sense of the property. Since most land sales happen online these days, many times a buyer will be purchasing their property site-unseen; they MUST be able to have the sense that they know what they’re getting. Make a good first impression - Advertise In The Right Place. Listing your property can cost you money. But there are still many free sources on the Internet to list your property that are very affective. Craigslist is one of the most popwerful free sources that is a vailable to you today. Other sites such as Backpage.com, Trulia.com and eBay Classified will also help you find buyers fast. The key is knowing how to use them. One quick tip that I can give you about Craigslist is that once you list a property online, you should delete it and repost it once or twice a week. This way it keeps your listing toward the top of the result list when people are searching for parcels in your area
- Offer Owner Financing. Offering owner financing will put you way ahead of the competition when it comes to selling land. and there’s lots of competition out there. Most people believe that it’s a buyers market today. Everybody’s looking for a “deal.” In this kind of climate, you might want to consider offering owner financing, also known as seller financing). This strategy increase your pool of potential buyers significantly. These are people who might not otherwise qualify to purchase land. By offering to finance the sale yourself, you can usually command a higher price for your property because like a car loan, people are often more concerned about how much it’s going to cost them per month as opposed to the purchase price.
